Design and architectural services
stages of work
1) Preparation phase
After the initial visit to the future construction site, we discuss in detail with the customer all of his requirements and wishes for the future facility.
Collection of initial permitting documentation (obtaining information about existing utility lines and structures when we are going to work on interiors or situational plans, results of geological surveys and topographic surveys, utility plans when we are going to design a building).
2) Photographic recording and visual inspection
3) Drawing up a design assignment
4) Drawing up a contract for design work and the necessary appendices to the contract.
All information is collected very carefully because it affects both the correct compilation of the package of documents and subsequent design decisions. In order for them to be optimal, it is necessary to take into account all even small details and dimensions.
5) Sketch design
Based on the results of the preparatory stage of work, the stage of sketch design begins. The result of this work is a sketch project, which is compiled into an album. The album includes images that give an idea of the object that we have designed.
5) Residential and public interiors
- Dimensional drawings of the existing situation;
- Plans with the arrangement of furniture and equipment;
- Perspective images of the main rooms (drawings or 3D visualizations);
- Necessary developments (sections) of the walls.
6) Buildings and structures
- Site master plan;
- Floor plans with furniture and equipment arrangement;
- Facades;
- Sections;
- Roof plan
- Visualization of the building’s exterior
7) Project
After the approval of the draft design, the next stage can begin: the design.
At the same time as this stage, we begin to select all the necessary construction and finishing materials, furniture and equipment for its implementation. The drawings of this stage already accurately reflect all the parameters of the project. In addition, at this stage, engineers and designers are involved in the design.
It is the architects who issue the design assignment to designers and engineers, bring all their decisions together in one agreed project and coordinate this work.
The result of this is an album of drawings, which is necessary for builders to draw up an estimate and carry out construction work. The drawings contain the entire volume of information on the object: from general projections on a small scale to details made in natural size. Obtaining a building permit is also carried out on the basis of this album.
8) Author’s supervision
No matter how carefully the project is made, author’s supervision is desirable. Even responsible and experienced builders need advice and control from architects who know all the complexities and features of the project. During the supervision process, the authors of the project coordinate the work of builders, engineers, manufacturers of individual products, suppliers of furniture and equipment – all those who participate in the implementation of the project.
